Changes to your rental property

Do you want to make a change to your home?

In many cases, you are not allowed to make any changes to your rental home without the landlord's permission, not even to the outside of your home.
Can you reverse the changes yourself without too much cost, for example plugging holes in the wall, painting walls, etc. Then no permission from the landlord is required.

For renovation (home improvement) you always need permission from the landlord. For example for:
- customization of your bathroom
- a new kitchen
- an extension
- a dormer window, etc.

If you already have ideas for renovation when the house is withdrawn, make clear agreements in advance with the landlord. Some renovations can also be beneficial to the landlord and the landlord may be able to bear part of the costs.

For minor adjustments, no permission is required from the landlord if the house can be left in the same condition when you leave the house.

Normal wear and tear does not need to be repaired. For example, it makes sense that a kitchen or bathroom that is 10 years old is no longer in perfect condition.

Damage must be repaired by you, so do not wait too long with minor repairs, will damage arise because you do not solve the defect? Then you are responsible for this.

If in doubt, contact the landlord to prevent unnecessary costs.
