When can I expect a rent increase?
Your landlord may not increase the rent indefinitely. Only once every 12 months. That's the rule. The rent increase usually falls on July 1. There are a few exceptions. It makes a difference whether you live in a private sector home. Or in a social housing.
Has your landlord made improvements to your home? Then he may increase your rent after the improvement. This is therefore independent of the annual rent increase.
Exceptions to the number of rent increases for social housing. The rule is 1 rent increase in 12 months. There are 3 exceptions. This allows the landlord to increase your rent more often.
You are in the first year of your rental
For example: your rent starts on 1 December. Then your landlord may increase the rent on 1 July. After that, the period of 12 months applies again. Your (basic) rent may not go up now. This applies from July 1, 2021 to June 30, 2022. Does your rental contract start in 2021? Then your tenant may increase the rent. From July 1, 2022.
There was more than 12 months between the previous rent increases
Is your landlord announcing the rent increase too late? So not before July 1? In that case, the latter must postpone the rent increase until 1 September. After this, the rent can go up again on 1 July. There was more than 12 months between the 2 previous rent increases.
From July 1, 2021 to June 30, 2022, your landlord may not increase the (basic) rent. That is only allowed again from 1 July 2022.

How much can the rent be increased?
Maximum rent increase for private sector housing
From 1 May 2021, there will be a maximum to the annual rent increase for a private sector home. This applies for three years. So until May 1, 2024.
According to the law, the national government calculates this maximum in the following way: 1% plus inflation. That is the percentage that the money has become worth less.
For 2021, the maximum rent increase for a private sector home is 2.4%. That's 1% plus inflation of 1.4%. Your landlord must agree the rent increase with you in the rental contract.
Rent increase may not exceed maximum
The annual (basic) rent increase may not exceed the maximum (2021: 2.4%). Even if your rental contract states a higher rent increase.
For 2021, the rent increase for a private sector home is a maximum of 2.4%. That's 1% plus inflation of 1.4%. Your landlord must agree the rent increase with you in the rental contract.

From 1 May 2021, a landlord may:
not ask for a higher rent increase than the maximum;
not offer a new rental contract with a higher (basic) rent for your rental property;
do not cancel the rent if you do not agree to a higher rent.
This applies from May 1, 2021 to May 1, 2024.
Maximum rent increase for social housing
The maximum rent increase for social housing has been low and high in recent years:
1 for lower-income households. The income remains below the maximum income for social housing. See Table.

What is the maximum rent increase in 2021?
The basic rent of a social rental home will not increase this year. This applies from July 1, 2021 to June 30, 2022.
Are you renting a private sector home? Then your rent may go up this year. But for the first time there is a maximum: 2.4%. This applies from 1 May 2021.
No rent increase 2021 social rental home
Your landlord may not increase the (basic) rent from 1 July 2021. This applies until June 30, 2022.
Your landlord is allowed to increase the service costs. These are costs that come on top of the basic rent of your home. He must then share an overview of the costs with you. And clearly indicate why the costs are going up. For example, because cleaning costs are becoming more expensive. See also the paragraph 'Can your service costs go up?' at the bottom of this page.
No rent increase 2021 room and caravan
Are you renting a room, caravan or caravan site? From 1 July 2021, the maximum rent increase is 0%. This applies until 30 June 2022. The level of your income is not important here. The landlord is also not allowed to ask the tax authorities about your income.

Does the lease contain a rent increase of less than 2.4%? In that case, the lower rent increase from the rental contract applies.
Does the rental contract contain a rent increase of more than 2.4%? Then the rent increase is 2.4%.

Can your service costs go up?
Your landlord may increase the service costs by more than 0% for social housing or more than 2.4% for private sector homes. These are costs that come on top of the basic rent of your home. Your landlord must then share an overview of the costs with you. And clearly indicate why the costs are going up. For example, because cleaning costs are becoming more expensive.
Your landlord may only charge costs actually incurred. He may not increase the service costs as compensation for the rent increase, which in many cases is lower in 2021 or is not allowed at all. See also: Why do I pay service costs and costs for gas, water and electricity?
Can I object to my rent increase?
You live in a (social) rental home of a housing association or another landlord. Then in some cases you can object to your rent increase. You then lodge an objection with your landlord. You may not agree. In that case, you or the landlord will contact the Rent Assessment Committee.
Maximum rent increase for private sector housing
Do you live in a private sector home (of a housing association or another landlord)? Then the maximum annual rent increase from 1 May 2021 is a maximum of 2.4%. Is your landlord still asking for a higher rent increase? Then you can lodge an objection with the Rent Assessment Committee.
Reasons for objecting to rent increase for social housing
These reasons apply in years when an annual rent increase is allowed.
No rent increase is allowed in 2021. The maximum annual rent increase is therefore 0%.
Reasons for objecting to rent increase for social housing:
The rent increase is higher than the maximum rent increase.
Due to the rent increase, your rent will be higher than the maximum rent. This is the maximum rent according to the points system.
There are errors in the rent increase proposal. For example, an incorrect price of your rent. Or a wrong date on which your rental starts.
The rent increase follows too quickly from the previous one.
Your income is the reason for the extra rent increase. An objection is possible in the following cases. Your income has decreased in the past 2 years. Someone in your household receives AOW. Your household consists of more than 3 people. Or you are chronically ill or have a disability.
You have not received a rent increase proposal. Or the landlord sent it to you too late. You must receive the announcement at least 2 months in advance. Isn't that the case? And is that why you object? The rent increase will then be shifted to a later date.
Your landlord uses a home renovation for a rent increase. But you have not given permission for this. Do you not agree with the rent increase for this reason? Then you must lodge an objection with the Rent Assessment Committee within 3 months.
The Rent Assessment Committee has temporarily lowered the rent. For example, for maintenance defects in your home. And the landlord has not yet addressed this.
You have an ongoing maintenance defect procedure.
You pay all-in rent. The basic rent is then unknown. It is currently not possible to calculate whether the rent increase is correct.
Have you submitted a notice of objection to your landlord? But does your landlord want to continue with the rent increase? In that case, your landlord must request a decision from the rent assessment committee.
No valid reasons for objecting to a rent increase for social housing

Reason for objection to rent increase free sector rental home
For annual rent increases in 2021 (from May 1, 2021): the rent increase is more than 2.4%.
Since 1 May 2021, the annual rent increase for private sector homes has been limited to a maximum of inflation + 1%. This applies until May 1, 2024.
For the period May 1, 2021 to January 1, 2022, the annual rent increase is a maximum of 2.4% (1.4% inflation + 1%).
